THE EVOLVING CHARACTERISTIC OF THE POSITION OF COMMUNITY SINCE INTERMEDIATE 1980S IN SHANGHAI |

Abstract Since "The Management Measures to Land Use for the Sino-foreign Joint Ventures in Shanghai" and "The Management Measures to Transfer of Land Use Paid Rights in Shanghai" were promulgated, the Market-oriented reform of real estate industry has started about twenty years from 1986. With the above reform course, the Market-oriented urban construction has started, too. The difference of urban spatial location value has embodied gradually since then. Four reasons have made the connotation of land value changing and promoting since intermediate 1980s in Shanghai, including the system reforming, the policy adjustment, the communication technology enhancing largely and the transportation method changing. As the space results of commodity community development for twenty years, the geographical position of community has presented certain features and space posture. The evolving characteristic of the position of community in the different spatial domain field in Shanghai by time axis is the spatial result which has been caused by land position value connotation.
The full and massive space data of the position of community since intermediate 1980s in Shanghai has been used to analyze the evolving characteristic of the position of community by real diagnosis method. The analysis has shown that the evolving characteristic of the position of community since intermediate 1980s in Shanghai included seven aspects approximately: 1) The process of gathering has coincided with the diffusion process. 2) Settlement spatial differentiation phenomenon is gradually emerging and is increasingly clear. 3) The change of the hot developping position has coincided with the continuity by time axis since 1986 in different district and the field of space. 4) The prosperity of renewal development in the central city has coincided with the prosperity of new development in the suburb. 5) The gathering spatial tendency and rule has formatted during its evolving process. 6)The community is developping along the transportation direction. 7) The connotation of position community value has been promoted from "land sector" to "tectonic plate".
The establishment and implementation of city planning depends on the correct, scientific understanding on city status and objective law, from this perspective, it is helpful for the department concerned to formulate and implement the urban planning that they understand the evolving characteristic of the position of community since intermediate 1980s in Shanghai.
