ON THE CONNOTATION AND INDEXES OF RESIDENTIAL ECO-COMMUNITY |

Abstract The residential eco-community has become a popular pattern and a common goal among managers, constructors, land estate developers, and citizens since 1990s in China.But, many people, especially land estate developers, hold various opinions of that.The view points on residential eco-community are nearly as many as the people who talk about it.So it is more and more important to research the connotation of residential eco-community, and it is very necessary to build a set of indexes for it.
This article defines the connotation of residential eco-community, and tries to build a set of evaluating indexes, which involves the hardware, software and culture of eco-community.Thereinto, the indexes of hardware cover reasonable location, suitable scale, eco-dwelling house, perfect living service system and fitting space for public activity etc..And software is in related to community environments, community circulation and administrative model.The author especially claims that civilized community culture, which includes community moral, community consciousness and community action, is an important index of community maturity, and that residential eco-community must include this index.
All of above indexes are based on the analysis of the connotation of residential eco-community, and on the investigation to the national and international criterions, such as international civilized dwelling criterions, which were put forward by the UN.Those indexes, of course, are based on urban land use.Some have maneuverability, others not.The writer highlights that residential eco-community is a social-economic-natural complex ecosystem, which, based on conditions of nature, economy and society of a residential community, needs the harmonious development of a series of indexes more than the perfection of a certain one.
