Abstract:Land gradation and price evaluation, the two aspects of urban land estate evaluations to land use suitability and land price in accordance with urban land location and agglomeration extent and spatial distribution Laws of land use benefit. In the research, the determination of methods, factors and index system is based on urban characteristics. To different kinds of cities with different characteristics, the importance of factors and location diversity are fairly distinct. So, in the process of gradation and price evaluation, to get objective, ideal results, the first thing is to determine methods line and index system of related factors on the basis of analysis of urban characteristics. Taking Xining City as an example, the author makes an analysis of the characteristics and methods of urban land gradation and price evaluation of western China in this essay.
