THE DEVELOPMENT OF BUSINESS OFFICE SPACE OF GUANGZHOU AND ITS COUPLING RELATIONSHIP WITH THE URBAN SPACE |

Abstract After systematic reviewing the business office space in Guangzhou and its development process, this paper divides the business office space of Guangzhou into five stages, including embryonic development stage (before 1978), preliminary stage (1978-1980s), rapid development stage (the early and middle 1990s), adjusting stage (the late 1990s-2000), and reviving stage (2000-present). Also, the authors summarize the characteristics, market response of each stage as well as the features of the evolution of spatial structure of Guangzhou business office space. The first stage occurred in the pre-liberation period. The business office developed from Xiguan district, which was a concession area in the Qing dynasty and the Republic of China, to the east-north areas. The second stage was in the post-liberation period. The business office space continued developing to the east and north area. The third stage occurs after the implementation of the reform and opening-up policy. It began to develop rapidly over the Pear River Delta. The fourth stage happened after 2000. Guangzhou business space still developed eastwards and the multicentered structure of Guangzhou business space was established. Furthermore, the authors analyze the coupling relationship between the business office space of Guangzhou and its urban spatial structure. The result shows that the "repeated polarization" procession of Guangzhou business office space structure is synchronous with the multicentered trend of Guangzhou urban space. Before the year of 2000, the Guangzhou business office space develops lag behind of the urban space. However, after 2000, the developing trend changed greatly. Some newly built office centers locate outside the urban areas such as the Industry Park office center which is a high technology industry park and the Pazhou office center which is a high level CBD of Guangzhou in the 21st century. This result shows that with the promotion of Guangzhou urban industrial structure, the transformation of the city function, the development of Guangzhou urban space, and the development of business office space may realize the synchronization with the expansion of the urban space.
