RESEARCH ON THE INFLUENCING FACTORS OF RESIDENTIAL LAND PRICE IN HEFEI BASED ON GWR MODEL

Abstract  The land price is a reflection of the economic role of the land market, and its spatial characteristics are affected by many factors. Land price plays an important leverage role in guiding land resource allocation for urban planning and development,particularly in big cities of fast developing countries where infrastructures and populationschange frequently. Therefore, detecting spatially implicit information in the spatial pattern of relationships between land price and related impact factors is critical. This paper takes the main city of Hefei as a case, based on the transfer data of residential land from 2010 to 2014,and by using the geostatistical method, GWR models and other methods to study the spatial heterogeneity and its micro influencing factors of residential land price in Hefei.The outputs of this study shows that:1)The spatial distribution of residential land price in Hefei has a significant polycentric spatial structure. The peak of the residential land price takes the Old Town, Swan Lake in the Administrative District and Tangxi River Park in the Lake District as the center, which presents a distribution pattern of concentric trend. 2)The estimated coefficients of different explanatory variables of land price show different spatial distribution characteristics, obtained from Geographically weighted regression(GWR) analysis, which indicated that their relationships of the influencing factors with residential land price are spatially non-stationary. 3)To clarify the Mechanisms of action between land price and influencing factors in local areas, and create dynamic digital models of land price, which not only to promote the intensive use of land resources, and reshape the city's spatial structure, but also to provide an important theoretical support for the overall value of the city.
