STUDY ON SPATIAL DIFFERENTIATION OF HOUSING PRICE DISTRIBUTION AND ITS INFLUENCING FACTORS IN CHANGCHUNs

Abstract The housing price problem has always been widely concerned by the society. The residential price of a city often has its unique spatial distribution characteristics, which has triggered a series of geographical phenomena and geographical problems worthy of further discussion.Therefore the spatial-temporal evolution and spatial differentiation of urban housing price is an important research topic in urban geography. Based on the continuous year residential price data, using space hotspot analysis and geo-weighted regression model, this paper studies the spatial differentiation of residential price distribution and the spatial heterogeneity of the distribution of residential price influencing factors since 2011 in Changchun. The conclusions are as followed:1)Judging from the development process of residential space in Changchun city, with the rapid expansion of the city and the advancement of transportation facilities, the living space has a "discrete" trend. 2) Since 2011, the price of Changchun housing has shown the spatial characteristics of fan-shaped growth of the southern sector, the high-priced residential blocks spread from the point-like distribution to the flake diffusion. 3)Based on the perspective of neighborhood characteristics, POI data is used to measure the spatial heterogeneity of the interaction between service facilities and residential prices.
