RESEARCH ON FLAT BUYING INTENTIONS OF FLOATING POPULATION IN URBAN VILLAGES——A Case Study of Shenzhen

Abstract  It's helpful to study the flat buying intentions of the floating population for solve their housing problems, as large scale floating population living in big cities will be a common phenomenon for a long time. They play as important supplement to the labor market for these cities. But urban villages as their home are going to be renovated; meanwhile the local government doesn't make a perfect building plan for them. Where should they go and live? Do they intend to buy a flat in real estate market? In this paper, Shenzhen is taken as a case to explore the characteristics and modes about house buying of floating population in urban villages. Using the data of questionnaire, living conditions and intentions of buying house have been found out, and then factors that influence housing buying intentions have been uncovered by logistic regression. According to the survey, the conditions of floating population in urban villages are much poor than registered people, crowded, short of facilities and public services. On the other hand, convenient commuting and endurable rent catch their satisfaction. It showed that age, education, length of living, family income, the rent and satisfaction index of the house living, registration and intentions of staying in Shenzhen have significant impact on their house buying intentions. There are some differences comparing with registered residents:1) young floating people tend to buy house more eagerly than older ones; 2) income does not have such deep influence as it playing on these registered ones; 3) more satisfaction with the house living condition now, more intentions to buy flats. At last, registration has a significant influence on house buying intention, and people with urban registration shows a higher house buying intention.
