CITY LAND PRICE FACTORIAL ANALYSIS AND SPATIAL DISTRIBUTION RESEARCH IN JIANGSU PROVINCE |

Abstract Taking the land price of 68 cities in Jiangsu province as sample data,the reason of influencing the city land price is analyzed Firstly. Ten variables relevant to city land price are introduced. By factor analysis,we got two new factors,one is the factor who is about the city volume,and the other is about the economic developing level. Further more,through making multiple regressions simulating analysis,we found the two factors can explain the city land price easily,and their influence weight is almost same. Second,by interpolating the land prices of 68 cities in,we found the city land price in Jiangsu province has obvious regular pattern. The south part of Jiangsu has dark color,which represents higher price; the middle part of the province has rather light color,which represents moderate price; in the north,the color is the lightest,which means the land price is the lowest,there is the darkest color in the dark color part,it is the highest price part. But the tendency along the west-east direction is not obvious in the interpolating graph. The descending gradient values in two directions were got through regression analysis. The comparing result represents that the descending gradient value along north-west direction is larger. The other phenomenon is the land price in Jiangsu province has two highest parts,which are called two poles. They are Nanjing city and Suzhou city. By profile and regression analysis,found they have different influence range. Due to depending on huge economic body-Shanghai city,the Suzhou city has larger influence range. Another characteristic about city land price in Jiangsu province is that a higher city land price strip was produced along the Yangzze River and Hu-ning Railway due to transportation reason.
