URBAN VILLAGE DEMOLITION AND INFLUENCE FACTORS OF MIGRANTS' HOUSING DECISION: A CASE STUDY ON LIANMING VILLAGE IN SHANGHAI

Abstract  This paper analyzes the migrants' relocation path, the change of migrants' housing decision and the influence of reconstruction on migrants through descriptive statistics and analysis of variance, based on questionnaire investigation data of Lianming village in shanghai. The results show that migrants have the characteristics of relocating in the neighborhood and transferring among the urban villages. Migrants have a high mobility and instability, when the village they lived in was demolished, most of the migrants move to other urban villages. Through the comparative analysis of influencing factors of migrants' housing decision, it is found that migrants' housing preference has changed, the low rent exceeds the proximity between workplace and home becoming the primary factor that influence migrants housing decision; Then, migrants have less consideration for public service facilities and living conditions, but compared to the past, the indicators of two aspects have increased, indicating that migrants have a higher demand on public service facilities and housing conditions; However, there are less consideration on the blood, geography and other social relations compared to the past; Besides, the education of children is very important for the minority of migrants who have school age children. Finally, we provide some policy suggestions on how to solve the housing problems according to the migrants' housing preference and the changing trend.
