Abstract:The past decades of years has witnessed a significant urban construction and spatial development of Beijing City. Population quality and living standards are rising, and there is a growing trend towards the suburbanization and restructuring of residential space. Intra-urban migration, one of the important topics of Urban Geography, is a main feature of urban spatial restructuring. From the perspective of social institutional change and individual attributes, this paper analyzes the incentives and changes of residential migration with the emerging of housing market. Quite different from traditional research, qualitative research method is emphasized here. The authors did many interviews of suburban residents at Huilongguan community about their intra-urban migration in Beijing to dig into in-depth driving forces of their migration behavior. The authors find that there are four different types of intra-urban migration forms among Beijing suburban residents including those with their inner-city-houses torn down, those who have experienced the institutional transformation, local born young residents and young people from outside Beijing. After analyzing the feature of each type, the authors then conclude the restructuring characteristics of Beijing suburban residents' intra-urban migration behavior in terms of housing mobility opportunities, residents' ability of getting those chances, residents' housing needs and their decision-making. It is also releated that the improvement of housing market policies,has enhanced the financial capacity of common residents to purchase the house and established more diversified supply structure to meet the needs of different social classes.
