THE NEIGHBORHOOD EFFECT OF AFFORDABLE HOUSING ESTATES IN CHINESE CITIES: A CASE STUDY OF GUANGZHOU

Abstract:China's affordable housing stock has been expanding rapidly in recent years. The massive construction of affordable housing estates has substantial influences on the socio-spatial fabric of Chinese cities. Although the social impact of the massive construciton of affordable housing has drawn wide attention from policymakers, the media and the public, little research has been done to exmamine the influence of affordable housing estates on residents living nearby. For these reasons, a study on residents living near affordable housing estates is urgently needed. This study aims to describe and explain the influences of affordable housing estates on their nearby neighborhoods by using factor analysis, linear regression analysis and qualitative analysis. The data of this study primarily come from our questionnaire survey and interviews conducted in three neighborhoods near affordable housing estates in Guangzhou. The results of this research show that 57.7% respondents in our survey indicate a substantial difference between affordable housing estates and their nearby neighborhoods, and that the respondents have little motivation to interact with affordable housing residents. Our results also indicate that segregation exists between affordable housing estates and their neighboring estates, and that residents have a strong intention to live permanently in the neighborhood.
