POTENTIAL IN FLUENCES OF RAIL TRANSPORTATION CONSTRUCTION TO LAND USE DIFFERENTIATION IN NANJING

Abstract:According to the characteristics of rail transportation construction and development background in Nanjing, we build the database about land use and transportation of the main city. Researches of Edward J, Forman and Zhou Jun etc. about corridor effect are reviewed. Based on the theory of corridor effect, the potential influences of rail transportation construction to land use differentiation are analyzed.
First we make use of GIS and RS methods to extract land use data along the first rail transportation traffic line ranged from 500 miles to 2000 miles on the base of corridor effect. Then the data of the residence land, the public utilities land and the manufacture land is computed and analyzed. The results show: (1)The potential of land use differentiation along the rail transportation has arisen, the residence land has manifested obvious corridor effect, and the ratio of the residence land in the total land decreases gradually from the core layer.(2)The manufacture land is excluded from the rail transportation, the ratio of which is gradually decreasing from 1997 to 2001; But also the ratio of the manufacture land in the total land fluctuates from the core layer. (3)The trend of land use differentiation of the public utilities is not definitely obvious. In 1997, the ratio of the public utilities is gradually decreasing with the distance increasing along the rail transportation, and shows distinct corridor effect. In 2001 the public utilities are increased, but the tread of land use differentiation is fluctuant.
Based on the data, the relationships between rail transportation line and land use are discussed, and combined development pattern is provided in order to integrate the rail transportation construction and high strength land use. New developed area development may be driven by the rail transportation construction. At the same time, passenger transfer system and rail transportation should be efficiently joined, and measures should be taken to develop the areas around the transit station. Finally, transport construction and land development are integrated to realize interactive development in the course of new district development and rail transportation construction.
