Abstract：This article discusses the relationship between the urban decay and urban renewal based on previous works from home and abroad. Using Yanjiangxi District of Guangzhou City as a case study, the article sets out to find out the impact factors for urban decay in both physical and non-physical aspects. The impact factors are concluded by researching into the historical changes, spatial structure, community characteristics, environmental and cultural landscape by literature review, on-site observation, questionnaires for tourists and lo cal residents and in-depth interviews. This study points out that urban decay and urban renewal take place not only in itsource supported cities but also in the rapidly-developing metropolises such as Guangzhou.
