RESEARCH ON THE FORMATION AND EVOLUTION MECHANISM OF THE INFORMAL HOUSING IN URBAN VILLAGE OF SHENZHEN

Abstract:Informal housing is a widespread phenomenon in developing countries. The rapid urbanization leads to a shortage of housing and a large number of people living in informal housing. Under the background of rapid urbanization, a large number of villages have been incorporated into the city and become the informal residential space in China. Therefore, the study on informal housing is of special importance to China's urban housing market and the healthy development of urbanization. Scholars in other countries have established sound theoretical frameworks for informal housing study, but the research fruits are rather limited in China. Due to the contradiction between housing supply and demand, the informal housing plays an important part in the process of housing supply. As a way of housing development outside the planning, informal housing in urban village also brings about various environmental, economic, social and governance issues. Based on the discussion of the development and evolution of informal housing in urban village of Shenzhen, the paper divides the evolution of informal housing in urban village of Shenzhen into four stages, which is formation stage, rapid development stage, peak stage and slow growth stage. Informal housing at different stages has different connotations and characteristics. Then the paper analyzes the factors affecting the formation and evolution of informal housing in urban village, that is institutional and policy factors, market factors and social factors. Local government, the village collective organizations, urban village residents, non-indigenous villagers and floating population compose the main stakeholders in the course of informal housing supply in urban village. The results reflect the interaction between strength of top-down and bottom-up in the process of the supply. At last, the paper proposes some measures for the governance of informal housing in urban village. The paper is a useful complement to the study of informal housing. It will help standardize the housing market in urban village, and provide theoretical reference for the governance of informal housing and upgrading of urban village.
