Abstract Since the 1970s, the western begun the transition towards new liberalism. The basic transformation characteristics of its governance pattern are to readjust the accumulative system and social regulation mode in the original framework of the market economic systems. To deal with the globalization and increasingly intense competition and challenges among cities, city government generally introduces the governance pattern that is used by enterprises, stressing how to promote the growth of urban economy. Capital accumulation is one of the main powers to shape modern urban space. To deal with the challenges of globalization, since the 1980s, concept of spatial re-development of market operation has been stressed. Joint re-development of space by public-private sectors has become the basic features of urban renewal. This paper divides the western urban renewal patterns as follows: Growth Coalition, Grant Coalition and Community Development Corporations. And it evaluates the economic and social performance of urban space renewal. From three important perspectives, i.e., theory of unbalanced development and spatial revaluation, theory of economic & social structure change and theory of policy orientation, this paper makes a deep analysis of dynamic mechanism of urban spatial renewal in the west. Since the 1980s, China has begun its reform and opening-up to the world. Driven by globalization, marketization, decentralization and urbanization, the competition has become increasingly intense among cities in China. Local public finance significantly depends on the development of urban land. With the increasingly tougher control of urban expansion, renewal and re-development of urban space have become the important choice for local government and therefore have triggered lots of social problems. Finally, this paper puts forward several basic judgments to the Chinese urban renewal: 1) institutional transition deeply re-builds the relationship of politics, economy and society in Chinese cities; 2) spatial re-development is the important topic for urban transition development nowadays in China; 3)urban spatial re-production should be the important field for urban planning and urban geographic research.
